Do I need a buyer's broker/agent?

Some purchasers believe they can get a better deal without one & can navigate the process alone. Buyer's agents are paid by the seller of a property so it doesn't cost a buyer anything to have an expert in their corner. The process of purchasing is complicated (esp. new development or a co-op) and time-consuming. Lastly, there are a lot of details and intricacies involved throughout the process. Buyers' agents can actually SAVE a purchaser money!

Top 5 Misconceptions about Real Estate Agents

  1. Real estate reality shows are an accurate representation of the industry -- as much as I love watching them, most agents do not meet their sellers over lunch to present offers. That is done via phone, email or very often, text messages.

  2. We make a lot of money quickly -- not true. It takes years to cultivate a business. The successful agents will put the time & effort in and work on building long-standing relationships with customers.

  3. Our job is easy -- goodness, no. It takes a thick skin to be in our business. A good agent will be hard-working, knowledgeable, always learning, detail-oriented, able to work with many types of people, can handle rejection and the ups and downs that come with real estate.

  4. Real Estate is a dog-eat-dog industry -- while it's definitely a competitive field, the smart agent will be friendly, helpful and respectful to the agent community. Being nice doesn't negate being a tough negotiator when on opposite sides of the deal. The real estate professionals I know are wonderful, smart and honest people.

  5. The agent keeps the entire commission -- we wish! No, the commission is paid to the brokerage firm and the agent gets a portion of the fee. If a deal has both a listing agent and a buyer's agent, the commission is shared by the two firms and their agents. Then the agent's "split" with their firm depends on the company's model and the agent's productivity.
