The April Edition

Dear clients + community,

"Hurry up and slow down" : that's what April feels like to me. A race for the first warm days, followed by bitter weeks of a chill we insist is unseasonable, even though we know it's always like this. Not so different from the sales process, to be honest: with several of my buyers in contract on co-ops, there's the burst of energy that comes with locking in the perfect place, followed by the weeks, sometimes months, of patiently preparing paperwork for bank and board, holding on to a vision of that beloved home while undergoing the buy-side equivalent of opening the door on April 1st and being hit by a blast of twenty degree air. Ah, the joys. And yet: spring comes, deeds get signed, sweat drips from our brows, and the cycle starts again. So there's the hope. And if you need a companion on the journey, you know who to call!

With love,

Michaela

Sellers' Corner

In an ever-more aesthetically-charged sales market, staging counts. I've seen it time and again: a lovely but lived-in apartment lingering on the market while its graciously staged doppelgänger flies, or worse, an empty apartment gathering dust without aid to the potential purchaser's imagination. Jason Saft is one of the most skilled stagers (and most generous colleagues) I've got – this is his go-to collection of simple staging tips to show any property in its best light. Profites-en!

Friends & Neighbors

Hot tip for espresso-fueled humans:Shuteye Coffeeon 116th is the most neighborly neighborhood coffeeshop I know. Featuring a small but mighty menu of seasonal drink specials, custom-wear from local makers, and partnerships with fellow Harlem entrepreneurs (you'll find Sol Cacao on the shelves and, frequently, Bo's Bagels behind the coffee bar), Shuteye is run by owner, operator, usual-order-memorizer and daily day-maker Guy, who has mastered the art of caffeination as celebration. Worth celebrating daily!

Out & About

April 9th & April 16th, 6:30-8:30PM

April is Financial Literacy Month and the Financial Gymis celebrating with free events on the daily, including my two signature seminars: #RHRE for Renters and #RHRE for Buyerson April 9th and 16.RSVP for a fun and forthright evening of conversation : all human home-talk, no jargon. Bring your questions, and send your house-hunting friends!

Public Mobile Unit : The Tempest

April 4-27 + April 29 - May 19

The Public Theater's Mobile Unit is an expression of the belief that theater belongs to everyone, presenting free performances of Shakespearean classics in rec centers, prisons, senior centers, schools, and other community gathering places across the five boroughs. This year's production of The Tempest features composition and sound design by my dear friend Michelle Rodriguez, and will have its first preview at Mt. Morris Park in Harlem. Mad Hot Ball – 25th Anniversary Gala

April 26th, 2019, 7:30PM

Once upon a time, I was a teaching artist with Dancing Classrooms. At schools in Manhattan and the Bronx, I coaxed 5th graders to tango, foxtrot, and look one another in the eyes without imploding. I was (and am) so proud of DCNYC's work. This year, the organization hosts a special 25th Anniversary Gala with drinks, dancing, and performances by the Youth Dance Company and students of PS 3. Tickets here. Ifyou can't make it, watch the documentary! Smiles guaranteed.

This Month's Tip
The intersection of Earth Day and early spring cleaning make this month ripe for recycling (and/or giving away all your winter coats in a fit of pique). One of my favorite features of many of the co-ops and condos I show is the presence of a Housing Works refashionNYC bin in the basement. If you've got one, use it! If not, this listgives a rundown of charitable organizations in the New York area that accept clothing donations, in addition to old standbys Goodwill and Salvation Army.
