It has been an exciting year for the Gladen Rohrer Team. After 10 and 16 years respectively at another company, we have joined a new company, Compass and have nearly doubled our sales from last year. We are exceptionally pleased to be a part of a company that puts its agents first. This not only allows us to continue to put you -- our clients first, but also the tools and technologies that Compass has developed allow us to always be ahead of the curve when it comes to meeting the myriad needs of our clients.

Movements in the Market

Inventory is up for the first time in a great while - particularly in the higher end of the market. According to a recent NY Times article the inventory of properties in the top 10% (by price) of the market in our two primary markets, Manhattan and Brooklyn, have increased by 33% and 30% respectively. The more there is to choose from, the more power buyers have.
For sellers this means your marketing must be more aggressive and any small flaws will allow a buyer to think that there is no urgency. We have worked hard with our selling clients this year to make sure that their homes are presented in their most ideal light. We advise on what changes will make their home most attractive to buyers looking in that home category.

Our clients D & G had a lovely three bedroom Brooklyn home with a fantastic renovation that they wished to sell. But the real piece-de-resistance was a fabulous balcony with outdoor seating. Working with our favorite photographer Allyson, we staged one of our lead photos as an editorial-inspired shot of a dinner party waiting for its guests. We were so pleased to bring them an offer $100,000 higher than any previous sale in the building.

For our buyers, more choices means having a broker to help you sort through the options is that much more important. O

ur clients D & M were looking to move from Brooklyn to upper Manhattan to be closer to their upstate home. And since they were leaving a home with river views, they were hoping to find a home that would have similarly spectacular views. We searched for two years to find the right neighborhood, the right home. We were thrilled to have found them a spectacular view and we closed early in September.
